My condo just had to replace an elevator that serves our four, admittedly double-height floors. The building was unlivable for 70% of our residents (one elevator for ~ 45 units) for almost 2 months and it cost $250,000, money which most condos don't have, and are not permitted by the condo act to earn or come up with except under the limited models of another out of date ruleset, Reserve funds.
